Fire Door Maintenance Checklist

 Most buildings, both commercial and residential, have detailed fire code of regulations that are mandatory to follow. While most people know about the fire code regulations involving sprinklers, alarms, and extinguishers, what they do not know is about buildings. One example of this would be that buildings have to install a fire door to prevent fire and smoke from spreading quickly. Also, the inability to adhere to these codes can lead to additional costs and penalties for fixing the doors or installing new ones. Fire Door Maintenance is of great importance to keep the occupants of the building safe.

Opening and Closing Devices

With a self-closing device, the fire door must be opened fully for testing. It should close without any binding on the door. It should also close overcoming seals or latches from being when only when a small part of it is open. Equally important is to check that the door closes within a specified time frame that is ten seconds from the door being open at 90 degrees. Make sure that doors are not wedged open.

Glazed Apertures

If the glass is broken or cracked in the fire door aperture, it has to be replaced. If broken glass is not replaced, in case of a fire breakout, the gases and smoke will travel through the broken glass. In other words, the fire door will not last its fire rating. 

Intumescent Smoke and Fire Seals

If intumescent seals are damaged or not fitted properly, if there are defects, the seal should be replaced with the same type that was originally placed and preferably in one continuous length. 

Fire Door and Fire Door Frame

The fire door and fire door frame should be square. The gaps should not be greater than those mentioned in the installation instructions of manufacturers. If there is minor damage in the door leaves then make sure you get it fixed. However, if there are major defects in either the door frame or leaves, get them replaced. 

Components and Fixing

It is important for you to ensure that all fixings are secure. Some locks, hinges, and closer arms might need lubrication from time to time. remember that all the components should be fitted as per the actual specification and if you are not sure about the fittings of the components of your door then also look for assistance provided by a professional door maintenance firm. 

  • Fire Door Lever Handles and Locks – Levers of the fire door fully return to the horizontal after use and that latch is engaging completely and smoothly.
  • Fire Door Hinges – It is important to ensure there are signs of wear and tear on hinges. Any stains or dark marks around the hinge can indicate impending failure and wear. Replace them as soon as possible.
